The final salary offered will be determined based on a holistic assessment of the candidate’s experience, education, training, and alignment with the role’s requirements. The Real Estate Specialist leads and supports departmental projects and initiatives, provides analysis and recommendations to the Manager of Real Estate on corporate property matters, and ensures the protection of Toronto Hydro’s property interests and corporeal rights. The role works with various departments including Legal Services, to ensure compliance with applicable regulatory, legal, and corporate requirements related to real estate transactions, property systems, and records. In addition, the incumbent develops, documents, and improves real estate and facilities‑related processes and procedures to drive continuous improvement, enhance service delivery and quality, and optimize cost effectiveness across the property portfolio.

KEY RESPONSIBILITIES:
- Represents the Real Estate team on cross‑functional and departmental initiatives, managing assigned projects through planning, implementation, and post‑evaluation.
- Establishes project structures, prepares purchase requisitions, and processes receipt invoices to ensure timely delivery and alignment with corporate financial, governance, and reporting requirements.
- Oversee the accuracy, integrity, and completeness of real property management systems and alignment with the Enterprise Resource Planning (ERP) system and corporate data standards.
- Provides reporting and supports data quality initiatives related to the corporate real estate portfolio.
- Engages internal and external stakeholders to support property acquisitions, dispositions, and access requirements based on corporate needs and business priorities.
- Liaises with Legal Services and Finance to support the preparation, execution, and post‑execution administration of property access, licence, lease, easement, crossing, and other real estate‑related agreements.
- Provides analytical and operational support for proposed transactions and existing real estate interests.
- Conducts research and analysis on cost‑benefit considerations, zoning, environmental conditions, regulatory requirements, and engineering constraints related to real property initiatives.
- Contributes to short‑ and long‑term forecasts and strategic plans to support the acquisition and disposition of properties in alignment with corporate real estate objectives and operational requirements.
- Reviews Operation Expenditures, Capital Expenditures, and Demand-Billable budgets associated with the department and supports identification of cost efficiencies and value‑enhancing opportunities.
- Up to 25% travel may be required, contractor monitoring, project kick-offs, official plan hearings, and at external stakeholder meetings.
REQUIREMENTS:
- Undergraduate degree in Commerce, Business Administration, Management, or Operations Management.
- Five (5) years of professional experience in real estate management.
- Three (3) years’ experience in property acquisition and disposition, real estate strategy, and project management.
- Real Estate designation through an accredited institution or brokerage licence considered an asset.
- Knowledge of property acquisition and disposition process.
- Knowledge of real property rights principles and urban planning policies, procedures and methodologies.
- Knowledge of industry standard real estate management practices.
- Knowledge of project management processes, principles and methodologies.
- Proficiency in use of MS Office, MS Project, Visio and other PM tools.
- Efficient in use of Integrated Workplace Management System (IWMS) and Computer-Aided Facility Management (CAFM) databases (e.g. ARCHIBUS).

- Experiencing using statistical tracking methodologies to track performance and measurement against set standards of quality.
- Ability to develop dependable feedback systems and tracking.

This position is based in a hybrid environment allowing for remote work two days per week, based on business needs. Employees will be required to come onsite Tuesday to Thursday. You are expected to live in Ontario and within reasonable commuting distance of the office.
